Technical status

A technical due diligence (TDD) review involves the technical recording and condition assessment of an existing building in order to make a potential buyer aware of opportunities and potential, but also of possible cost traps.

It includes the following:

– Review of the land registry entries and the status of planning and permission legislation

– Environmental impact assessment – register of contaminated sites

– Assessment of the capital requirements for maintenance and repairs – subdivided into immediate measures and subsequent maintenance in relation to the property age and desired scope.

The seller is expected to facilitate access to relevant documents (data room).

A comprehensive TDD review can also be extremely useful should you wish to engage in any sales negotiations.
